About us

Steady management for residential buy-to-let landlords

CIL Lettings Estate is the residential letting and management arm of CIL Property Group Ltd. We act for landlords who hold one or two buy-to-let flats, and for those with a small portfolio built up over the years. Our work sits in the ordinary business of renting homes: finding tenants, drawing up tenancy agreements, holding deposits correctly and keeping the property in good order.

Day-to-day management is where most of our time goes. We handle rent collection, chase arrears early, arrange repairs through tradespeople we know, and carry out routine inspections so small faults are caught before they grow. Landlords receive clear statements and a running record of what has been spent on the property. Nothing is left for you to piece together at the end of the tax year.

We also take on the compliance side, which has grown heavier in recent years. Gas safety records, electrical installation condition reports, energy performance certificates and smoke and carbon monoxide alarms all need to be in place and current. We keep a note of expiry dates and prompt you ahead of time, so renewals do not become a last-minute scramble.

For landlords who prefer to stay close to the decisions, we work on a let-only basis as well. We market the property, arrange viewings, take up references and prepare the tenancy paperwork, then hand the keys back to you once the tenant has moved in. You keep the management, and we keep the letting.
